Foreclosures still dominate the market, still people are loosing their homes, short sales seem to be loosing up a little but for a lot of home owners it's a little too late.&lt;br /&gt;&lt;br /&gt;We hear in the Media that banks want to help homeowners but in the real world we don't see this happening.&lt;br /&gt;&lt;br /&gt;We hope that next year will be better and our real estate market will get back to what we used to think was "normal". &lt;br /&gt;&lt;br /&gt;One thing is for sure...we are all working harder than ever to help people whatever their situation.  For some it's trying to hold on and stay in their homes. Here's the stats as of February 26, 2009 for Sutter and Yuba Counties:&lt;br /&gt;&lt;br /&gt;ACTIVE LISTINGS -DOM: 113 (days on market)&lt;br /&gt;730 Listings, 143 (20%) are REO and 309 (42%) are short sales&lt;br /&gt;&lt;br /&gt;PENDING SALES - DOM:64&lt;br /&gt;357 Listings, 248 (69%) are REO and 60(17%) are short sales&lt;br /&gt;&lt;em&gt;Note: Even though there are more short sales on the market than REO properties, the ones selling are REO properties not short sales. &lt;/em&gt;&lt;br /&gt;&lt;em&gt;&lt;/em&gt;&lt;br /&gt;&lt;em&gt;Also, we are seeing the number of successful bank modifications is increasing. This should greatly affect the number of short sales in the future .&lt;/em&gt;&lt;br /&gt;&lt;em&gt;&lt;/em&gt;&lt;br /&gt;&lt;em&gt;CLOSED SALES YEAR TO DATE - DOM: 55&lt;/em&gt;&lt;br /&gt;266 Properties sold, 192 ( 72%) are REO, 30 (9%) are short sales&lt;br /&gt;&lt;br /&gt;According to the above information a short sale has about a 10% chance of selling in today's market.&lt;br /&gt;&lt;br /&gt;Since we are seeing banks new willingness to do work-outs with people having a hard time making their mortgage payment this number will probably go down in the future.&lt;br /&gt;&lt;br /&gt;If you are considering buying a home now is a great time especially if you are a first time home buyer. There are some great tax advantages to those who qualify.&lt;br /&gt;&lt;br /&gt;The State of California is giving &lt;em&gt;up to&lt;/em&gt; a $10,000 tax credit (taken over 3 years) for new construction or never lived in homes and the Federal Government is offering &lt;em&gt;up to&lt;/em&gt; $7,500 tax credit to first time home buyers. It is possible to take advantage of both of these but you would have to be a first time home buyer (Feds) buying new construction (State). This IRS credit does not have to be paid back (free money?) It is clear the buyers are getting into this market is a strong way.&lt;br /&gt;&lt;br /&gt;Home prices from 250K and under are seeing multiple offers and prices selling over list price. Foreclosed homes still dominate the market both in sales and active listings but we are seeing price decreases tapering off and holding in the under 250K range.&lt;br /&gt;&lt;br /&gt;Part of this may be affective by the lower interest rates and fear of what is going to happen after the election, no matter who is elected. There is a fear of the "unknown" that we sense in the total investment market.&lt;br /&gt;&lt;br /&gt;The only clear picture is that now is a good time to invest in real estate. The average sales price however is under $200,000.&lt;/div&gt;Are we making our way through this valley of foreclosures? Is there an end in site? Don't be too sure.&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;What this means is that the first time home buyer and investor is jumping into the market. Just today I checked on an offer I wrote yesterday on a little home in Yuba City that was priced in the $137,000 range. The other agent told me she had 18 offers on the property and we raised our offer to almost $160,000! I'm not too sure we will get the offer even at that.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;The foreclosed homes in the under 200K range are really taking off. My guess is that these prices will not stay in this range very much longer. It will be interesting to see what the market will be able to handle in terms of price. Right now the slow down is prices over 250K. Interestingly enough, I saw on a Sacramento TV station that according to a local Agent their hot price range is from 250K to 350K, about 100,000 higher than our market. This sounds a little like times past.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;REGARDING THE FHA BAIL OUT.......&lt;/div&gt;&lt;br /&gt;&lt;div&gt;I cannot believe that Washington would actually consider this! How can FHA (the Federal Government, i.e. you and me) afford to bail out billions of dollars in bad loans that the Mortgage Industry got us (our entire country) into?&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;How do you feel about using your tax dollars to bail out all these Mortgage Companies that made these horrible loans? This is what the appraisers have to use as their Baseline when appraising properties.&lt;br /&gt;&lt;br /&gt;It used to be that an appraiser could go back 6 months and pull similar homes that have sold during that 6 month period.  Now the banks as saying only 3 months for sold properties and they also want Pending Sales as an indicator as to where the market is going.&lt;br /&gt;&lt;br /&gt;If you are selling your home in today's market it is well worth your spending $400.00 to have your home appraised prior to placing it on the market. That's the good news.  The homes priced from $225,000 and below are selling and in some cases we are seeing multiple offers!!&lt;br /&gt;&lt;br /&gt;The bad news is that so are the foreclosed properties.  The REO (real estate owned) or bank owned homes are still coming at us like crazy.&lt;br /&gt;&lt;br /&gt;I will have a new home in North Yuba City on Patty Drive shortly.  This is a lovely home and I will keep you posted as to the progress and post when I finally get a price from the bank.&lt;br /&gt;&lt;br /&gt;Also I just listed a great Private Seller (not bank owned- we are learning all these new real estate terms) home on 404 Grant Ave. in North East Yuba City.&lt;br /&gt;&lt;br /&gt;This home is getting a new roof this week, then some new paint on the inside and it's carpets which are like new cleaned.  It has a newer kitchen with newer appliances and cabinets, 3 bedrooms, a sun room and nicely landscaped front and back yards.  It also has RV parking as well! In addition, they will not pay for any inspections including a pest inspection from a Termite Company.&lt;br /&gt;&lt;br /&gt;Another important thing to consider is the escrow or contract time.  If you (buyer)go beyond the contractual time frame it could cost you up to $100.00 per day.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;POINTS TO REMEMBER:&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;First: &lt;/strong&gt;Know that you should get a home inspection (aprox. $350.00) and appraisal ($350.00) and a termite or pest inspection ($135.00).  If the property you are interested in buying is on a well or septic you should also get a well and septic inspection.  These vary from area to area.&lt;br /&gt;&lt;strong&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;Keep in mind&lt;/strong&gt; that these inspections are "for information only" as most banks will not negotiate any repairs.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Second: &lt;/strong&gt;You need to be very specific with your lender and be sure they can obtain your financing within the time frame you have agreed to with the bank owning the property.  Most of the banks WILL NOT extend your closing date even if you have no control over the time it is taking for your lender to fund the loan.&lt;br /&gt;&lt;br /&gt;I have noticed that the length of time for a underwriter to approve a loan has gone from about 24 hours to up to 5 days!  The only reason I can think of for this length of time is that more than one person is reviewing the file to approve the loan.  I have not been able to obtain a clear cut reason wh&lt;strong&gt;y it's taking so long to obtain loan approval.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Foreclosures can be a very good buy but there's more to buying a REO (real estate owned) property than just price.&lt;br /&gt;&lt;br /&gt;If you are considering a REO property, give me a call. As of today we still have a few seats left on the bus. We did however sign up quite a few people at the Home and Leisure Show at the Yuba City Mall today. &lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;&lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;I know some of you who came by our booth at the Home and Leisure Expo at the Mall today wanted a list of Foreclosure homes. Buyers are realizing that this is the best buyers market we've had in over 15 years.  In addition, we are seeing multiple offers on many properties.  This means that when a home is priced right buyers are jumping on it.  The last two properties I've made offers for clients on had competing offers. This is due in part because of the type of loans on the newer properties.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;As I'm sure you have heard, many people got themselves into 100% financed loans that were fixed at the time of origination but after 1-2-5 years they become adjustable and the payment goes up.&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;This in part is why there are so many foreclosure properties. People's loans are adjusting and their payment is going up way beyond what they budget can handle. If you find yourself in this position, please give me a call. The home pictured above is an example of a home that went to foreclosure, the bank now owns the home and they just decided they no longer wanted this property on their books so they drastically reduced the price by $70,000 and this home received numerous offers and is now in escrow for $255,000! This is a 2800 square foot home. Not all foreclosure properties are good buys.
