This has been an interesting year in Real Estate. Foreclosures still dominate the market, still people are loosing their homes, short sales seem to be loosing up a little but for a lot of home owners it's a little too late.

We hear in the Media that banks want to help homeowners but in the real world we don't see this happening.

We hope that next year will be better and our real estate market will get back to what we used to think was "normal".

This is a 3 bedroom 2 bath foreclosure on Lisa Way in Linda. It is in very good condition and I'm just waiting for a price from the bank but it should come in in the 70's.

This is a great condo in Marysville at Villa East. It is 2 bedroom 2 bath and in good condition and with a little carpet and paint this will be a real jewel~
This is a photo of a foreclosure home that will be coming on the market soon.
It is 3131 square feet, 5 bedrooms and only about 4 years old. This home sold when new in the $450,000 range. The estimated price for this home today is $290,000.

The stat's are improving! Home sales are up ocer 68% from last year at this time however the number of homes on the market is decreasing.

We are seeing homes priced from $250,000 and under selling quite quickly and in some cases we are still seeing multiple offers especially on homes from $150,000 and under.
Mortgages are still holding around 5% and credit scores have loosened up some from 680 down to about 620. FHA still seems to be the type of loan that most buyers are going for maybe because they only require 3.5% down.

March 2009 Update

The market is changing and homes are selling. Here's the stats as of February 26, 2009 for Sutter and Yuba Counties:

ACTIVE LISTINGS -DOM: 113 (days on market)
730 Listings, 143 (20%) are REO and 309 (42%) are short sales

PENDING SALES - DOM:64
357 Listings, 248 (69%) are REO and 60(17%) are short sales
Note: Even though there are more short sales on the market than REO properties, the ones selling are REO properties not short sales.

Also, we are seeing the number of successful bank modifications is increasing. This should greatly affect the number of short sales in the future .

CLOSED SALES YEAR TO DATE - DOM: 55
266 Properties sold, 192 ( 72%) are REO, 30 (9%) are short sales

According to the above information a short sale has about a 10% chance of selling in today's market.

Since we are seeing banks new willingness to do work-outs with people having a hard time making their mortgage payment this number will probably go down in the future.

If you are considering buying a home now is a great time especially if you are a first time home buyer. There are some great tax advantages to those who qualify.

The State of California is giving up to a $10,000 tax credit (taken over 3 years) for new construction or never lived in homes and the Federal Government is offering up to $7,500 tax credit to first time home buyers. It is possible to take advantage of both of these but you would have to be a first time home buyer (Feds) buying new construction (State). This IRS credit does not have to be paid back (free money?) IF you meet the qualification factors.
Please check with your accountant or tax preparer to see if you qualify!!

New FHA guidelines as of January 1, 2009

Effective January 1, 2009 FHA guidelines have changes.
1. First the minimum buyer downpayment has gone from 3% to 3.5%
2. The maximum loan amounts have gone down. The current maximum loan amount for Sutter, Yuba and Colusa Counties is $271,050 for a single family residence.

OK, I'm a believer in positive thinking~

Don't let yourself get sidetracked listening to all the negative news out there.

If you want the facts: home sales in the Sutter/Yuba area are up over 63% from last year this time.

Buyers are jumping in and taking advantage of the prices being down, interest rates being down and sellers (even banks/REO properties) paying some buyer closing costs.

There are a lot of people who can afford to buy today that couldn't afford the high prices of several years ago!

It is so exciting to see these first time home buyers buying their first home! I've had the privilege of working with many young people this year in the purchase of their first home. We are very fortunately in this area real estate is now affordable again.

Be sure if you are considering a move you are working with a Lender who knows all the options out there. There IS MONEY AVAILABLE FOR HOME BUYERS even if all we hear on TV or in the newspapers tells us differently!!

Statistics for the month of September are in and sales in the Sutter/Yuba area are up 40% over last year. It is clear the buyers are getting into this market is a strong way.

Home prices from 250K and under are seeing multiple offers and prices selling over list price. Foreclosed homes still dominate the market both in sales and active listings but we are seeing price decreases tapering off and holding in the under 250K range.

Part of this may be affective by the lower interest rates and fear of what is going to happen after the election, no matter who is elected. There is a fear of the "unknown" that we sense in the total investment market.

The only clear picture is that now is a good time to invest in real estate. This market too has adjusted and the "fluff" is gone.

THINGS ARE LOOKING UP??

For the second month in a row, home sales in the Sutter/Yuba are up. The average sales price however is under $200,000.

Are we making our way through this valley of foreclosures? Is there an end in site? Don't be too sure.

What this means is that the first time home buyer and investor is jumping into the market. Just today I checked on an offer I wrote yesterday on a little home in Yuba City that was priced in the $137,000 range. The other agent told me she had 18 offers on the property and we raised our offer to almost $160,000! I'm not too sure we will get the offer even at that.

The foreclosed homes in the under 200K range are really taking off. My guess is that these prices will not stay in this range very much longer. It will be interesting to see what the market will be able to handle in terms of price. Right now the slow down is prices over 250K. Interestingly enough, I saw on a Sacramento TV station that according to a local Agent their hot price range is from 250K to 350K, about 100,000 higher than our market. This sounds a little like times past.

REGARDING THE FHA BAIL OUT.......

I cannot believe that Washington would actually consider this! How can FHA (the Federal Government, i.e. you and me) afford to bail out billions of dollars in bad loans that the Mortgage Industry got us (our entire country) into?

How do you feel about using your tax dollars to bail out all these Mortgage Companies that made these horrible loans? I'd love to hear your comments.

HOW TO PRICE YOUR HOME TODAY

In the market we are currently in the values are being set by the foreclosed homes, or Bank Owned homes. This is what the appraisers have to use as their Baseline when appraising properties.

It used to be that an appraiser could go back 6 months and pull similar homes that have sold during that 6 month period. Now the banks as saying only 3 months for sold properties and they also want Pending Sales as an indicator as to where the market is going.

If you are selling your home in today's market it is well worth your spending $400.00 to have your home appraised prior to placing it on the market. This way you will have a True Value of what a buyer might pay.

Ok, the market is picking up and homes are selling!! That's the good news. The homes priced from $225,000 and below are selling and in some cases we are seeing multiple offers!!

The bad news is that so are the foreclosed properties. The REO (real estate owned) or bank owned homes are still coming at us like crazy.

I will have a new home in North Yuba City on Patty Drive shortly. This is a lovely home and I will keep you posted as to the progress and post when I finally get a price from the bank.

Also I just listed a great Private Seller (not bank owned- we are learning all these new real estate terms) home on 404 Grant Ave. in North East Yuba City.

This home is getting a new roof this week, then some new paint on the inside and it's carpets which are like new cleaned. It has a newer kitchen with newer appliances and cabinets, 3 bedrooms, a sun room and nicely landscaped front and back yards. It also has RV parking as well! RED FLAGS ON FORECLOSURE PROPERTIES

THINGS YOU NEED TO CONSIDER WHEN BUYING A FORECLOSURE....
Most banks will NOT do any repairs on their properties. In addition, they will not pay for any inspections including a pest inspection from a Termite Company.

Another important thing to consider is the escrow or contract time. If you (buyer)go beyond the contractual time frame it could cost you up to $100.00 per day.

POINTS TO REMEMBER:
First: Know that you should get a home inspection (aprox. $350.00) and appraisal ($350.00) and a termite or pest inspection ($135.00). If the property you are interested in buying is on a well or septic you should also get a well and septic inspection. These vary from area to area.

Keep in mind that these inspections are "for information only" as most banks will not negotiate any repairs.

Second: You need to be very specific with your lender and be sure they can obtain your financing within the time frame you have agreed to with the bank owning the property. Most of the banks WILL NOT extend your closing date even if you have no control over the time it is taking for your lender to fund the loan.

I have noticed that the length of time for a underwriter to approve a loan has gone from about 24 hours to up to 5 days! The only reason I can think of for this length of time is that more than one person is reviewing the file to approve the loan. I have not been able to obtain a clear cut reason why it's taking so long to obtain loan approval.

Foreclosures can be a very good buy but there's more to buying a REO (real estate owned) property than just price.

Another week has passed and again home sales are up.

Last week I received 2 offers on 2 different properties and I sold a Bank Owned property in Yuba County. Interestingly enough, the home I sold in Yuba County had an offer other than mine that came in about the same time.

The homes that are priced right are selling and we are even seeing mulitple offers! Especially with the reduction of interest rates that took place last week.

We will be hosting our Foreclosure Bus Tour on February 23, 2008 beginning at noon and ending around 3:30 to 4:00 pm. As of today we still have a few seats left on the bus. We did however sign up quite a few people at the Home and Leisure Show at the Yuba City Mall today.

I know some of you who came by our booth at the Home and Leisure Expo at the Mall today wanted a list of Foreclosure homes. We don't give out these lists because as stated above many of these homes are selling quickly.

It's better to give me a call when you are ready to look and I will be happy to show you what homes are available at that time. In other words, what's active today may be sold by Monday afternoon, especially if you are looking at homes under $300,000.

That's just what's happening in our Real Estate Market.

PENDING SALES ARE UP AGAIN THIS MONTH!

It's hard to believe if you listen to the news but Pending Sales are up again for the 3rd month in a row in the Sutter and Yuba County areas.

Homes are selling. Buyers are realizing that this is the best buyers market we've had in over 15 years. In addition, we are seeing multiple offers on many properties. This means that when a home is priced right buyers are jumping on it. The last two properties I've made offers for clients on had competing offers. This is the type of activity we see when the market stops declining.

I can't tell you that we've bottomed out here but I can tell you what the facts of the market are and for January these are really good signs that the market is going to be a lot more active than we saw in early 2007.

January 18,2008 update - THINGS ARE SELLING!!

Last week I sold these two homes in Yuba City. Both of these homes were in excellent condition inside and out.
Currently in Yuba City the number of pending sales is up. This is great news because this time of the year is usually slow. Hopefully we will have a better start to 2008 than we did in 2007 even with the MEDIA giving us the "doom and gloom" story about our economy.

This Saturday beginning at Noon we will be touring 10 REO (this is the correct term: Real Estate Owned for homes that have gone through the foreclosure process). These homes will be in the Yuba City area and will be hand selected to bring you the best values on the market today.

Why should I buy now you might ask? Well, as I'm sure you are aware Lenders are really tightening their requirements to obtain mortgages or loans. Time is not on your side. It seems each month the regulations get harder and harder.

Second, no one knows when we will actually hit bottom. No horns go off, no Media alerts or newspaper headlines will let you know. It will happen and probably take at least a month or two for people to realize that prices have bottomed and maybe even start up again.

Also, we (in the Sutter/Yuba areas) are back at 2001 prices for the most part! That means that even if you buy and prices go down a little more you have still taken advantage of a tremendous adjustment in price! When prices start upwards again you will be in a great position to acquire equity in shorter time period.

Third, the Media NEVER seems to tell the story from a buyers point of view. Think about it, 4 years ago the Media continued to tell us how high prices were going. They spent very little time telling people how these "fantastic prices" were pricing so many people out of the market. Well the same thing is happening today. We hear about the foreclosures, how much equity people have lost or loosing on their homes but we don't hear much about what a great BUYING MARKET this is.

There is always two sides to a transaction, buying and selling. When it's great for one side it's not so great for the other. So if you are a buyer, why not take advantage of this FANTASTIC BUYING MARKET!! Rates are low, prices are down and there are zillions of homes to choose from! If you are a Buyer, things have not been this good for about 10 years.

ERA Showcase Real Estate, Inc. is sponsering the first Foreclosure Home Tour in the Sutter/Yuba Area.

There are more and more homes in foreclosure or Bank Owned properties coming on the market due to the adjustable loans people took out over the past few years. These loans started out at a very low interest rate and now are adjusting to a much higher payment amount. Part of what you are hearing from the Media is true and does apply to our area but it's not straight across the board.

Older established neighborhoods do not seem to be taking the "hit" so to speak as do the homes that are 5 years or younger. This is due in part because of the type of loans on the newer properties.

As I'm sure you have heard, many people got themselves into 100% financed loans that were fixed at the time of origination but after 1-2-5 years they become adjustable and the payment goes up.

This in part is why there are so many foreclosure properties. People's loans are adjusting and their payment is going up way beyond what they budget can handle. If you find yourself in this position, please give me a call. I may be able to help you through this with your bank or mortgage company.

It is however, very important that you call right away. The home pictured above is an example of a home that went to foreclosure, the bank now owns the home and they just decided they no longer wanted this property on their books so they drastically reduced the price by $70,000 and this home received numerous offers and is now in escrow for $255,000! This is a 2800 square foot home. Not all foreclosure properties are good buys. You need to know what you are doing or get good professional advise to enter into this area.
